Normalize a price by area

Divide total cost by total square feet to calculate dollars per square foot. For comparison in metric units, one square meter equals approximately 10.7639 square feet, so cost per square meter is cost per square foot multiplied by that factor.

Use the same definition of cost

A fair comparison requires consistent totals. A property price may exclude closing costs, renovation, association fees, taxes, or financing. A flooring quote may include materials but not labor, delivery, removal, underlayment, or waste. Decide which costs belong in every option before dividing.

Use the same definition of area

Gross building area, finished living area, rentable area, usable area, and material coverage are not interchangeable. Garages, balconies, shared corridors, wall thickness, closets, and unfinished spaces may be treated differently. Use the area definition stated by the source and verify measurements when the decision matters.

Averages do not describe every square foot

Cost per area is an average. Kitchens, bathrooms, corners, access, floor level, condition, location, layout, and quality can affect value or installation cost unevenly. Two options with the same rate are not necessarily equivalent.
