2. Measure borrowing and payoff

Compare payment, interest, fees, and payoff time under consistent assumptions. A lower payment can come from a longer term rather than a lower total cost.

3. Evaluate housing as a system

Purchase price is only one input. Include closing cash, recurring ownership costs, transaction costs, time horizon, sale proceeds, and the alternative use of money. When selling, calculate seller cash and tax gain separately because mortgage payoff affects cash but does not reduce gain.

4. Test long-term scenarios

Long-range projections are sensitive to returns, inflation, spending, fees, taxes, and annual contribution eligibility. Run conservative and optimistic cases instead of treating one result as a forecast.
